Terms & Conditions
These Terms & Conditions govern direct bookings of accommodation at Fanes Breeze Lodges through the website faneslodges.com. The contract is concluded between a trader established in Greece and a consumer and is governed by EU consumer law. By completing a booking and paying the deposit, you confirm that you have read and agree to these terms. Before your booking is completed, we provide these terms to you on a durable medium (in particular by email).
1. The Provider and Trader Identification
The accommodation is provided by Fanes Breeze Lodges I.K.E., a Greek Private Company (Ιδιωτική Κεφαλαιουχική Εταιρεία).

The offer covers four separate rental lodges: Jasmine, Olive, Sykia and Lemoni.
These details serve as our point of rapid, direct contact, where you may raise any enquiry, claim or complaint with us.
2. The Booking Process, Formation of the Contract and Language
You make a booking through the reservation form on the website, providing your stay dates, number of guests and contact details.
Submitting the form is a non-binding enquiry. The accommodation contract is formed at the moment the deposit under section 3 is received (i.e. when the deposit is paid). From that moment the booking is binding on both parties.
Immediately after the contract is formed, we send you a booking confirmation by email on a durable medium. The confirmation summarises your booking, the total price and these Terms & Conditions. Please check that all details are correct and notify us promptly of any discrepancies.
The contract may be concluded in Czech or English. In the event of any conflict between the language versions of these terms, the English version prevails.
Providing your name, contact and payment details is necessary to conclude and perform the accommodation contract; without them the booking cannot be completed.
3. Prices, Taxes, Deposit and Balance
All prices are stated in euros (EUR) as total prices for the agreed stay, inclusive of all taxes (in particular VAT, where applicable) and of any charges necessary to provide the accommodation. We display the total price of the stay before you submit a binding booking.
The Greek tourism tax (climate resilience fee / accommodation tax) is NOT included in the accommodation price and is paid separately on site upon arrival. We will tell you the amount in advance; it depends on the accommodation category and season and is set by the Greek State.
Any additional charges (for example, cleaning beyond the standard, or special services on request) will always be disclosed to you in advance and are never charged without your agreement.
For direct bookings, a deposit of 30% of the total price of the stay is paid via the Stripe payment gateway. The contract is formed once this deposit is received (see section 2).
The remaining 70% of the price (the balance) is settled separately — by bank transfer before arrival, or on site upon arrival, as stated in your booking confirmation.
Card details are entered directly into the Stripe payment gateway. The Provider never sees or stores card numbers.
4. Cancellation Policy and Refunds
The cancellation policy is layered according to how far before arrival you cancel. Refunds always relate to the deposit paid:
Cancellation 30 or more days before arrival: free cancellation, full deposit refund (100%).
Cancellation less than 30 days before arrival: the deposit is non-refundable (forfeited in full).
No-show: no refund.
To cancel, please email milan@faneslodges.com. The decisive moment is when your email reaches the Provider.
We will refund any refundable part of the deposit without undue delay, and no later than 14 days after we receive your cancellation request, using the same means of payment you used (normally a refund to your original card via Stripe), unless agreed otherwise. You will incur no additional charge as a result of the refund.
Force majeure: if the stay cannot take place due to exceptional and unforeseeable circumstances beyond the control of both parties (in particular natural disaster, official ban, transport disruption), we will endeavour to offer an alternative date or a voucher; failing agreement, we proceed in accordance with mandatory law.
5. Consumer Right of Withdrawal
Please note that the statutory 14-day right of withdrawal for distance (online) contracts does NOT apply to bookings of accommodation for a specific date (a specific stay period).
This exemption follows from the Consumer Rights Directive 2011/83/EU, Article 16(l) (and its Greek transposition), under which the right of withdrawal does not apply to contracts for the provision of accommodation services other than for residential purpose, where the contract provides for a specific date or period of performance.
Cancellation of a booking is therefore governed solely by the cancellation policy in section 4 above, and not by a 14-day withdrawal right. We therefore recommend that you consider the cancellation policy carefully before paying the deposit.
This does not affect your rights in respect of non-conforming performance, nor any other rights you have under mandatory consumer-protection law.
6. Minimum Stay
The minimum stay is 4 nights from May to September.
From October to April, the minimum stay is 2 nights.
7. Check-in and Check-out
Check-in is available from 15:00 on the day of arrival.
Check-out is by 11:00 on the day of departure.
8. House Rules
During the stay, guests agree to observe the house rules and the Provider's on-site instructions.
The house rules and other practical information are available to guests in the lodge and on request from the Provider.
9. Liability
Guests are responsible for any damage they cause to the accommodation or its furnishings.
The Provider is liable in accordance with mandatory law. Nothing in these terms excludes or limits the Provider's liability to the extent that mandatory law does not permit — in particular, liability for death or personal injury, and liability for loss or damage caused intentionally or by gross negligence, is never excluded or limited.
To the extent permitted by mandatory law, the Provider is not liable for loss or damage caused by circumstances beyond its control (force majeure) or for guests' belongings beyond what mandatory law provides. We recommend that guests secure valuables and consider their own travel insurance.
10. Governing Law and Jurisdiction
The contractual relationship and these Terms & Conditions are governed by the law of Greece.
If you are a consumer, the choice of Greek law does not deprive you of the protection afforded to you by the mandatory provisions of the law of your country of habitual residence (Article 6 of the Rome I Regulation). Where the law of your country of residence gives you greater protection, that protection is preserved.
Disputes are resolved before the competent courts. As a consumer, you may sue and be sued in the courts of your country of habitual residence in accordance with mandatory EU rules on jurisdiction.
11. Out-of-Court Dispute Resolution (ADR/ODR)
We aim to resolve every complaint amicably. Please send any complaint to milan@faneslodges.com and we will try to resolve it directly.
If you are a consumer and the dispute cannot be resolved directly, you have the right to refer it to an out-of-court consumer dispute-resolution (ADR) body. In Greece, the competent authority is the Hellenic Consumer Ombudsman (Συνήγορος του Καταναλωτή, www.synigoroskatanaloti.gr).
EU consumers may also use the European Commission's Online Dispute Resolution (ODR) platform available at ec.europa.eu/consumers/odr. If that EU platform is not available at the time of your complaint, please use the national ADR body named above directly.
As a consumer, you may also approach an ADR body in your country of habitual residence.

The processing of guests' personal data is governed by a separate Privacy Policy (GDPR), available on the website.
